We are currently seeking an experienced and proactive Marketing Manager to support the commercial success of our beachside commercial complex at Ununio Beach. The role focuses on merchant development, investment promotion, market research, and leasing support, ensuring a strong and well-positioned tenant mix aligned with the project’s vision.

Key Responsibilities

1. Merchant Development & Investment Promotion

• Develop and maintain local merchant resources to achieve investment attraction targets
• Identify and attract high-quality merchants aligned with the commercial complex’s positioning
• Proactively visit potential merchants and present the advantages of the complex
• Organize and coordinate merchant site visits and store inspections

2. Market Research & Analysis

• Conduct research on the retail market and competitors in Dar es Salaam
• Understand merchant requirements across different business formats (retail, F&B, services, entertainment)
• Analyse reasons for vacant stores and propose improvement strategies for investment attraction
• Collect merchant feedback and continuously optimise leasing and investment promotion policies

3. Contract Negotiation & Signing

• Negotiate rental terms, revenue-sharing percentages, and contract conditions with merchants
• Prepare, review, and execute lease agreements
• Follow up on merchant onboarding and opening procedures
• Ensure full implementation and compliance with contract terms

4. Investment Promotion Activities

• Plan and execute investment attraction and promotional events
• Collaborate with internal teams to develop leasing promotion materials (brochures, presentations, proposals)
• Promote investment opportunities through social media platforms (Facebook, Instagram, WhatsApp)
• Maintain and update the merchant database, ensuring proper follow-up and record-keeping

Job Requirements / Prerequisites

• Bachelor’s degree in Marketing, Business Administration, Real Estate, or a related field
• Proven experience in marketing, leasing, investment promotion, or commercial real estate
• Strong understanding of the retail and commercial market in Dar es Salaam
• Excellent negotiation, communication, and relationship-management skills
• At least 5 years of experience in investment or commercial real estate.
• Ability to work independently and proactively in a fast-paced environment
• Familiarity with social media marketing and promotional tools
• Willingness to travel locally to meet potential merchants
